A Beach House Asks More of Its Fixtures Than a House Does

A family of four uses a bathroom about the way the fixture was designed to be used. A rental that sleeps ten over a Saturday changeover does not. Fill valves, flappers, cartridges and supply lines wear at a rate the manufacturer never had in mind, and they nearly always fail on a weekend with people in the house.

That is most of what we replace: not fixtures that broke, fixtures that were used ten years’ worth in three summers.

The other half of the job out here is outdoor. Almost every house within a few miles of the water has an outdoor shower, and almost nobody thinks about it until the first warm weekend. They need draining down in the fall, opening back up in the spring, and the valve and the supply line replaced more often than an indoor shower because they spend the winter full of nothing but cold air.

Kitchen

Faucets, disposals, supply lines and shut-off valves. If you are replacing a faucet on a house with acidic well water, the valve and the supply behind it are usually the same age and the same condition, and doing them together is one visit instead of two.

Bathroom

Toilets, faucets, showers, tub valves and shut-offs. A toilet that runs on its own is a flapper or a fill valve nine times out of ten and it is worth trying yourself before you call. A toilet that rocks is a different matter, because that is usually the flange underneath it and water has been getting somewhere it should not.

Laundry

Washer supply lines, shut-off valves, drain standpipes and the box they sit in. Rubber supply hoses on a washing machine are the most common cause of a catastrophic indoor flood in a house nobody is living in. If yours are rubber and you leave the house empty for months, braided stainless is a cheap afternoon.

Partial Repipes & Repairs

Repair, replacement, new installation, and the seasonal work either side: drain-down before the first freeze, de-winterizing in spring. Out here this is a real service line rather than an afterthought, and a shower that was not drained properly in November is the reason for a fair number of spring calls.

Yes, all of it: repairs, replacements, new installations, draining down in the fall and opening back up in the spring. It is one of the more common things we get called for between April and June. If yours has a drip at the valve or never came back properly after winter, that is a straightforward visit and it is worth doing before the season rather than during it.

Before the first hard freeze, which on this shore usually lands sometime in November but has come earlier. The job is shutting off and draining the supply so there is no water left sitting in the line or the valve. A line that freezes with water in it splits, and you find out in April when you turn it back on and it runs into the wall instead of the shower.

Try the flapper first. It is a few dollars, it takes ten minutes, and it fixes most running toilets. Call us if a new flapper does not stop it, if the toilet rocks when you sit on it, or if you can see water at the base, because those point at the fill valve or the flange rather than the seal, and the flange is the one that has been quietly wetting the subfloor.

A dripping spout or a stiff handle is usually a cartridge and worth repairing. Replace it when the body is corroded, when the finish is failing, when parts for that model are no longer made, or when you are on acidic well water and the fixture is visibly pitted. On a well, treat the water as well, or the new faucet goes the same way the old one did.
